Is Fall Creek Homes a custom home builder?

Yes! Fall Creek Homes has been building homes in Fort Wayne and surrounding community for over three decades. We offer many floor plans for you to choose from, but all of our floor plans can be tweaked or redeveloped to meet your wants and needs. Fall Creek Homes’ main goal is to keep the building process smooth and enjoyable for you. We offer a variety of finishes in each floor plan too, from cabinets to flooring and more. How long does is take to build a home?

The build process with Fall Creek Homes generally lasts between 4-5 months, but this can vary with certain weather conditions. We are not looking to build every home in Fort Wayne, and thus we typically build between 30-40 homes a year - meaning your project gets our personal attention. At Fall Creek Homes we use one set of subcontractors for our building process (framing, drywall, painting, etc.). In many cases, these subcontractors have been with us for over 15 years. This is what sets us apart from other builders and allows us to maintain the highest level of quality. You are always getting the “A” team when you choose to work with us.

What is a construction loan?

Construction loans enable a new home to be built through the duration of construction. They are reflective of the time needed to build your home. Once you have secured a construction loan, your lender will pay the builder after each interval of work is completed. This is typically set up as four draws: foundation, framing, drywall, and final. Once construction ends, your principal loan repayment begins. Many homebuyers choose the convenience of having their construction loan combined with their standard mortgage plan in something called a construction-to-permanent loan. This eliminates the need to refinance after construction and undergo two separate closings. With most construction loans, you only pay interest on the amount of money that is drawn out each time. You will begin to repay your lender for the principal payments after your home is completed.


Does my new home have a warranty?

Not all builders are able to offer a warranty, but at Fall Creek Homes we provide (at no additional cost) a 10-year RWC home warranty that covers major structural defects for 10 years and is fully transferrable to the next homeowner upon sale. Being able to offer a warranty requires a track record of building quality homes and financial stability.

Other warranty items are also included - please refer to the RWC guide for further details. Having a written and insured warranty in place on your home means that warranted structural components will be repaired without causing you financial hardship.
